Butler

Two counties wearing one name

Cranberry and the commuter belt are full of new, sealed, well-insulated houses that hold every smell they are given. Twenty minutes north it's farmhouses on septic with crawl spaces. Same county, opposite problems, and the fix for one isn't the fix for the other.

We are based in Northeast Ohio and travel to Butler County, about 2 hours 5 minutes out. We schedule work out here rather than promising same-day. Give us the ZIP and you will get a straight answer on timing.

Questions

Asked and answered, Butler

Why does it get worse in spring?

Because the house has been shut since October and the residue has been sitting there quietly. Warmth and humidity make it volatile again. Nothing new happened, the conditions changed. This trips people up because it feels like a new problem, and it leads to a lot of money spent looking for a cause that has been there all along. The other spring factor in Butler County is meltwater. A basement that took water in March and dried slowly leaves organic material damp in places nobody can see, and that starts producing a musty smell weeks after everything measures dry to a meter.

Will an air purifier fix it?

It will help with what is airborne right now and do nothing about what is in your carpet, drywall or subfloor. That is why the smell always comes back when you switch it off, and why people end up buying a second one. An air purifier with real activated carbon is genuinely useful as a support tool while a source is being dealt with, and useless as a substitute for dealing with it. If a unit is holding the smell at bay and you have had it running for months, that is quite a strong indication the source is still there and worth finding, rather than evidence the purifier is working.

How long does a treatment take?

Most jobs run one to four hours. Larger properties or heavy smoke damage take longer and occasionally need a second visit, and we will tell you which yours is before we start rather than after. What takes the time is not the treatment, it is finding and getting at the source, which is why we would rather spend the first twenty minutes looking than start straight in. You will usually notice the difference before we leave, and the last of it settles over the following day as the air in the building turns over.

The carpet has been cleaned twice and it still smells of the dog. Why?

Because by the time a room smells, the urine is almost never still in the carpet. It has gone through the backing, through the underlay and into the subfloor, and in an older house it will have found the gaps between the boards. Cleaning the carpet treats the layer holding the least of it. Urine also crystallizes as it dries, which is why the smell surges on a humid day and fades on a dry one, and why steam cleaning can briefly make it worse: you have just added moisture to the salts. We work out how far it went before deciding what to treat, and sometimes that means lifting a section of carpet to look. Knowing is cheaper than guessing.

What does odor removal cost in Butler County?

We quote per job rather than publishing a rate, because the same smell in two houses is not the same job. What moves the price is how far the odor has travelled, not how bad it smells on the day. Cigarette smoke that has been in a house for years has gone into drywall, carpet backing and the inside of the ductwork, and that is a different piece of work to the same smell in a rental that was smoked in for one winter. Tell us the room count, the odor, and roughly how long it has been there, and we will call you back with a real number rather than a range that means nothing. The quote is free and there is no charge for a visit that turns into advice rather than work.

Is it sewer gas or is it mildew?

They get confused constantly and the fix for one does nothing for the other. Mildew is earthy, steady, and worse when it is warm and damp. Sewer gas is sharper, often sulfurous, and it comes and goes. Before you call anyone, pour a jug of water down every drain nobody uses, a basement floor drain, a spare shower, a utility sink. Those traps dry out in a few weeks and then vent the drain line straight into the room, and that one job fixes a surprising number of these. If the smell survives that, you are usually looking at a failed toilet seal, a cracked vent stack or a septic issue, and those want a plumber before they want us. We deal with what the odor left behind once the source is closed.

You are not local to Butler County. Does that change anything?

It changes the scheduling and nothing else. We are about 2 hours 5 minutes out from Northeast Ohio, so a visit here gets booked to an agreed date rather than squeezed into the same day, and we would rather tell you that up front than promise same-day and miss it. The treatment, the equipment and the guarantee are identical to a job ten minutes from base. It does mean it is worth telling us everything on the phone, because a second trip out here to deal with something you forgot to mention costs us both more than it would locally.

We painted over the smoke smell and it came back. What now?

That is the most common call we get, and it is not bad workmanship. Smoke residue is not on the surface, it is in it. Tar and nicotine condense out of warm air and work into plaster, drywall paper, timber, carpet backing and the inside of the ductwork, so a heavy clean and two coats buy you a few weeks and the first warm humid day brings it back through. Sealing does have a place, but only after the residue underneath has been dealt with and only on surfaces that genuinely cannot be treated. Doing it in the wrong order is the most expensive mistake we see, because the paint has to come off again before anyone can get at the problem.

Damp basements and crawl spaces

A musty smell is the by-product of organic material staying wet. Untreated timber, cardboard boxes, old carpet, drywall that wicked up water once and never fully dried. The smell rises through the house because warm air moves upward, which is why people so often go looking for it on the wrong floor.

Before treatment it is worth finding out whether the space is actively wet or just humid, because they need different answers. Active water is a drainage or sump problem and needs fixing first. Humidity alone can often be managed once the material holding the smell has been dealt with.

What we will not do is tell you a treatment fixes a leak. If water is still coming in, the smell comes back, and we would rather say that before you spend money than after.

Odor that arrives from outside the house

Livestock and field odor mostly comes indoors on clothing, boots and pets, then transfers into carpet, upholstery and bedding. The people living there stop noticing within days, which is why it is normally a visitor who mentions it first. That is not an insult, it is how the nose works: it stops reporting a constant signal.

Because it keeps arriving, this is one of the few odor problems where the answer is partly logistical. A boot area at the back door with a hard floor does more than any treatment can.

Wildlife is the other side of it. Something in a wall cavity, under a porch or in a barn loft produces a smell that no amount of cleaning touches until the source is found and removed. We deal with the odor afterwards; we do not do the removal itself.

Cost and process

What a job in Butler County actually involves

No published rate, because the same smell in two properties is rarely the same job. Here is what moves the number and what happens on the day.

What decides the price

Not how bad it smells when you walk in. What matters is how far the odor has travelled and what it has soaked into. Smoke that has been in a house for years is in the drywall, the carpet backing and the inside of the ductwork, and that is a different piece of work to the same smell after one bad winter in a rental. Pet urine that reached the subfloor costs more than urine still sitting in a rug. Square footage matters less than people expect and material matters more.

The other half is access. A finished basement where the affected floor has to come up is a bigger job than an unfinished one, and a crawl space you can stand in is not the same as one you cannot. We would rather look than guess, which is why the quote comes after we understand the property rather than off a price list.

What happens when we come out

We spend the first part of the visit finding the source rather than treating the room, because treating around a live source is how people end up paying twice. Then the treatment: source removal first, then the right combination of enzymatic or oxidizing treatment, thermal fogging where the vapour needs to follow the path the odor took, hydroxyl generators that are safe to run with you in the building, and HEPA with activated carbon on the airborne side. Sealing comes last and only where a material genuinely cannot be treated.

Most jobs are done in one to four hours. Butler County is about 2 hours 5 minutes from base, so this gets booked to an agreed date rather than promised same-day. The treatment and the guarantee are identical, the scheduling is the difference.

What we will tell you not to pay for

If water is still getting in, an animal is still in the wall, or a drain is still open to the sewer, treatment is money spent on a symptom. We say so before quoting rather than after, even when it means the job goes to a plumber or a wildlife remover first and we come back later. We also will not sell you sealing or paint as a fix for smoke residue that has not been treated underneath, which is the most expensive mistake we see in Butler houses, because the paint has to come off again.

We had a lingering odor in our Toyota Highlander from years of kid-related messes like spilled milk, throw up, and everything in between. We had tried cleaning it several times ourselves and even had it detailed, but the smell always seemed to come back. I found Odor Removal Experts and decided to give them a shot. They were very responsive from the start, answered my questions, and were professional throughout the entire process. Honestly, I was skeptical that the odor could be completely removed, but they exceeded my expectations. When they were done, there was no smell at all. Not a cover-up scent or air freshener smell. It was just completely gone. It was pretty amazing. If you’re dealing with a stubborn odor that won’t go away no matter what you try, I’d definitely recommend Odor Removal Experts. Great service and even better results.

I had a great experience overall. I had a urine odor in my couch that was difficult to completely remove. After the first couple of visits, the couch looked and smelled much cleaner, but there was still a slight odor. He was professional, stood behind his work, and came back out free of charge until the odor was completely gone. I really appreciated his commitment to making sure the job was done right instead of giving up. It’s hard to find that level of customer service these days. I would definitely recommend his services!

I called Odor Removal Experts to help with a duplex unit I have. The bottom unit had a tenant who smoked heavily, leaving a strong residue in every room. The upstairs unit had pets whom left a strong urine smell throughout. I initially hired a contractor to both deep clean the walls and paint them however we still couldn’t get the smells out. Odor Removal Experts was my hail merry and I couldn’t be happier with the call. In just a short time the team was able to spray down both units with specific chemicals and finally able to do with bleach/paint could not in removing these smells. We’re glad to have found them and plan to use them all odor solutions.
